Melbourne Hotel – Perth

Project Overview

Our team, in partnership with BeezFM, was engaged to deliver a comprehensive Building Management and Control System (BMCS) and mechanical services maintenance program for the Melbourne Hotel in Perth.

In addition to the standard maintenance contract, a tailored energy management plan was developed and implemented through the Sauter Vision Control (SVC) system. This initiative was designed to optimise building performance, improve operational efficiency, and deliver measurable energy savings.

Objectives

Improve building energy performance and operational efficiency.

Approach

A detailed assessment and optimisation process was undertaken to enhance system performance and reduce energy waste. The scope of works included:

Analysis of building cooling and heating demands

Based on actual usage patterns and environmental conditions.

Reconfiguration of the VRF air conditioning system

To meet user-specific operational requirements.

Development of a Design Matrix

outlining parameters such as temperature setpoints, operational hours, and mode change conditions.

Zoning optimisation

By classifying areas into common, functional, back-of-house, and service zones to refine control strategies.

Integration of lighting control systems

With daylight adjustment features to enhance energy efficiency.

Implementation of preventive maintenance plans

To improve reliability and reduce reactive interventions.

Outcomes

Achieved 25–40% energy savings based on actual utility data compared with the previous year, normalised for hotel occupancy levels.
Enhanced system stability, occupant comfort, and operational transparency.
Improved lifecycle performance of major plant and equipment through proactive maintenance.
